We walk the building with moisture meters and thermal imaging, check the cooler or condensate system, look at the roof and its penetrations, and read moisture through flooring at the slab. Sampling goes to an independent lab when it answers a real question. You get a written report with photos, readings, and a scope.
The work area is sealed and held under negative pressure with filtered exhaust so nothing spreads through the house. Colonized porous material is removed and bagged, framing and block are HEPA vacuumed and cleaned, and the assembly is dried to a documented target and verified before anything is closed up.
The leak, cooler, pan, coating, or supply line is repaired so the water has a reason not to come back. Final moisture readings and photos are documented, third-party clearance is arranged if you want it, and affected drywall, insulation, and finishes are put back.

A single wall cavity behind a leaking cooler line is a different job from a ceiling and three rooms of flooring after a slab leak ran for weeks. We do not quote from a phone description — we inspect, meter the extent, and give you a written scope and price before any work starts. If the inspection shows nothing needs to be removed, we tell you that.

If the affected area is large, involves the main HVAC system, or someone in the household is unusually sensitive, we will say plainly that staying elsewhere is the better option.
A lot of what looks like mold in Tucson is not. Houses that ran a swamp cooler for years collect dust bonded to walls and grilles in dark patches. Hard water leaves mineral deposits. Soot gathers at the top of walls. An old brown water stain from a leak fixed years ago is permanent and completely dry. The tell is moisture: real growth needs a current or recent water source. That patch can hold up for years against gentle winter rain and then take on water the first time a monsoon microburst drives rain sideways across the roof. Water runs down the abandoned duct chase and shows up in a hallway ceiling or a wall that looks unrelated.
