Attic Mold in Tucson — and the Rare Crawl Space

Attic problems here start on the roof. Low-slope and flat roofs with built-up or foam-and-coating systems are common, and they fail in predictable ways: water ponds in a low spot instead of draining, a coating chalks and cracks after years of intense sun, a parapet wall or scupper detail opens up, or a penetration flashing fails. During a monsoon downpour, water enters at the failure and travels along the top of the ceiling or down a truss until it shows up somewhere that looks unrelated to the actual leak. By the time you see the ceiling stain, sheathing and insulation above it have usually been wet more than once.

Rooftop mechanical equipment is the other main attic story. A rooftop evaporative cooler sits on a curb, produces moisture by design, and drains water; a leaking pad, an overflowing reservoir, or a pan that rusted through will run into the attic or down inside the wall below. Just as common is the house that was converted from a swamp cooler to refrigerated AC and left the old rooftop opening capped in a hurry. That patch can sit quiet for years and then take on water in the first hard, wind-driven storm. Attic air handlers add a third source: a condensate line that plugs in August backs up into the pan and drips onto insulation and ceiling drywall through the longest, hottest part of the cooling season.

Our attic inspection covers sheathing and framing for staining and elevated moisture, insulation for matting and dampness, the underside of every penetration, duct connections and duct insulation, and the pan and drain line at any air handler. We check where a suspected roof leak would actually land, not only where the stain appeared. Where access is tight — and it often is in a low-slope attic — we work from the interior ceiling instead of crawling over trusses and doing more damage than the mold did.

Remediation in an attic means containing the access opening so nothing falls into the house, removing wet or matted insulation rather than trying to dry it in place, HEPA vacuuming and cleaning the affected sheathing and framing, removing any drywall that has been repeatedly wet, and drying to verified readings. Insulation is replaced to the original coverage after the space is dry. Attics get very hot here, which helps drying, but heat alone does not clean growth off sheathing and does not remove spores from insulation.

The leak repair is part of the job, not an afterthought. That includes closing and flashing an abandoned cooler penetration properly, repairing or replacing a cooler pan and float, clearing and re-pitching a condensate line, and addressing the roof low spot or coating failure that let the water in. On the rare Tucson property that does have a crawl space or a raised-floor addition, we treat it the same way: find the actual water source — usually a plumbing leak or storm runoff getting under the structure — remove and clean affected material, dry it, and keep the ground moisture and the wood apart.
