Mold Inspection & Testing in Tucson

We walk the building with moisture meters and thermal imaging, and we look where desert houses actually hold water. Wall cavities behind stucco. The framing around window and door heads on the side of the house that faces the storms. Parapet walls and roof-to-wall transitions. Attic sheathing under a low-slope or foam-coated roof, particularly around penetrations. Flooring and baseboard at the slab, where a slab leak spreads flat and wide with almost nothing visible for weeks. Interior water heater closets, laundry walls, and the ceiling under an air handler or a rooftop unit.

Evaporative coolers get their own inspection. If the house still runs a swamp cooler, we check the pads and distribution lines, the reservoir and float, the pan for rust-through, the ductwork for damp insulation, and the roof curb where the unit sits. If the house was converted to refrigerated AC, we look for the opening the old rooftop cooler left behind — a capped-off or half-patched penetration that stays quiet for years and then takes on water in the first serious monsoon storm.

Testing is used when it answers a question, not by reflex. Air sampling makes sense when someone in the house is reacting and there is no visible growth to point to, or when a tenant and a landlord need a neutral read on a unit. Surface sampling makes sense when a stain needs to be identified before anyone tears into a wall. Cavity sampling can check inside a wall without opening it up. Samples go to an independent laboratory, and we tell you in advance when we think sampling will not add anything useful to what the moisture readings already show.

You get a written report with photos, moisture readings by location, the suspected water source, the extent of affected material, and any lab results with the numbers explained in plain terms. If remediation is warranted, the report includes a scope: what gets contained, what gets removed, what gets dried, and what has to be repaired so the water stops. If remediation is not warranted, the report says that too — plenty of Tucson calls turn out to be dust bonded to a swamp-cooler-humidified wall, hard-water mineral staining, or an old leak that dried out completely years ago.

Seasonal and snowbird owners are a regular part of this work. A house closed up from May to October with the cooling off or the thermostat set high will hold monsoon humidity in still air, and the problem surfaces in the fall when someone opens the door. If you are arriving to a musty house, an inspection before you unpack and start running the AC tells you whether you have a mold problem or just stale air. We can also inspect on behalf of an out-of-state owner and send the report and photos before you fly in.
