The window between a leak and the start of growth is short — often a couple of days on wet drywall, insulation, or carpet pad. Fast, correct drying is what keeps a water loss from becoming a mold job. We extract standing water, pull materials that will not dry in place, set up air movers and dehumidifiers sized to the space, and monitor with daily meter readings until the assembly hits target. Documenting that drying matters for your insurance claim and for anyone who asks later whether the wall was really dry before it was closed.

Slab-on-grade construction changes how we dry. Water under flooring on a slab has nowhere to drain, so it spreads flat and sits. Tile and wood can trap it. Carpet pad holds it against the concrete. We map the wet area with meters rather than trusting the visible edge of the stain, and where flooring must come up we take it back to dry material instead of leaving a damp margin under the transition strip. On adobe and older masonry, we dry slower and monitor longer, because forcing a fast dry on those materials causes its own damage.

If growth has already started — common when a leak went undetected behind stucco, above a ceiling, or under flooring — we shift to remediation on the same visit: contain the area, run negative air with filtered exhaust, remove colonized porous material, clean what stays, then finish drying and verify. There is no gap between the two crews and no second mobilization, which is one reason the total timeline stays shorter.

We fix the source or make sure the right trade does. Condensate lines get cleared and pans re-pitched. Cooler pans, floats, and pads get repaired. Abandoned rooftop cooler openings get properly closed and flashed. Roof low spots, failed coatings, and parapet details get addressed. Supply lines and water heater connections get replaced. For an active slab leak we coordinate with a plumber to locate and stop the leak before we finish drying, so nothing is rebuilt over running water.

Seasonal owners deserve a specific note.
